摘要：随着社会主义市场经济体制的确立,特别是我国土地使用制度与住房制度改革的推行,我国房地产市场日趋完善,房地产评估业正在发挥这越来越大的作用.尤其是抵押贷款评估行业,它的业务占据了评估行业的60％以上 .房地产抵押贷款这种简捷的资产风险防范措施正越来越广泛地为各商业银行所采用.如何准确、合理地评估房地产的抵押价格,为抵押双方提供一个可靠的价格依据,既保证金融信贷部门的资金安全,又保障抵押人应得的贷款数额,已成为大家关注的热点.加强对房地产项目贷款的管理,特别是做好房地产项目抵押贷款的评估工作,对于合理有效的利用信贷资金,更好的服务与房地产项目,提高房地产贷款质量,防范贷款风险具有十分重要的意义.
本文从房地产地亚评估的意义入手,首先介绍了房地产抵押评估的重要意义,然后又提出房地产抵押评估存在的风险及防范措施、存在的问题,最后又说明应该采取哪些措施来规范我国的房地产抵押评估业务,使之逐步的走向正规.

Abstract:Along with the socialist market economy systemestablishment,specially our country land use system and housingsystem reform carrying out,our country real estate market consummatesday by day,the real estate appraisal industry is playing this moreand more major role.The in particular mortgage loan appraisalprofession,its service occupied above appraisal profession 60%.Thereal estate mortgage loan this kind of simple and direct property riskguard measure more and more widely is using for various commercialbank.How accurate,reasonably appraised the real estate the mortgageprice,for mortgages both sides to provide a reliable price basis,both guarantee finance credit department's fund security,andsafeguards mortgages the loan amount which the person earns,hasbecome everybody attention the hot spot.Strengthens to the realestate project loan management,specially completes the real estateproject mortgage loan the appraisal work,regarding the reasonableeffective use credit fund,a better service and the real estateproject,improves the real estate loan quality,the guard loan riskhas the extremely vital significance.This article the significance which appraised from the real estatesulphadiazine obtains,first introduced the real estate mortgageappraisal vital significance,then also proposed the real estatemortgage appraisal existence risk and the guard measure,the existencequestion,finally also showed which measures should take to comestandard our country the real estate mortgage appraisal service,causes it gradually trend to be regular.Key word:Real estate mortgage appraisal; Significance; Risk andquestion
