近几年来,我国房地产行业发展迅速,房地产价格持续上涨,房价的问题越来越受到人们的重视.本文是本人对房地产价格的分析.微观层面；主要从“土地体系”和“房地产开发成本和利润”这两个方面分析.宏观层面；则从“政府对房地产行业的宏观调控”和“房地产经济周期”这两个方面分析.从而得出对未来几年之内我国房地产价格变动的方向 .
本文结构主要分为四部分：第一部分,主要论述中国房地产行业的发展过程以及其发展的历史轨迹；第二部分是本文的重点论述了影响房地产价格的因素；第三部分主要论述的经济周期与房地产价格的关系；第四部分,论述了国家政府对房地产价格的上涨和下跌作出的一系列政策；我想我国的房价在未来几年之内是一种稳步下降的趋势.随着国家对房地产行业的宏观调空力度的进一步加大,态势会越来越明朗,但就长远看还会是一种上涨的趋势.

In recent years,the rapid development of China's real estate industry,real estate prices continue to rise,house prices and the problem is getting attention.This article is my analysis of real estate prices.Micro-level; mainly from the "land systems" and "real estate development costs and profits," Analysis of these two areas.The macro level; from "the real estate industry's macro-control" and the "real business cycle" analysis of these two areas.So as to come within the next few years China's real estate price changes of direction.
